Step One – Making dreams a reality

Once you have found the ideal place to build your dream home, all you need to do is contact us. We don’t mind challenges, such as sloping or narrow blocks, in fact we welcome them as it means that we can produce something that is truly unique with your needs in mind.

After the initial contact, Ryan Leafe, our experienced builder, project manager and business owner will meet you on site to discuss your hopes and ideas. At this point Ryan will also share his thoughts on how Leafe Constructions will achieve what you want and deliver the ideal new home for your given location.

Step Two – Creating plans

Now it’s time for our draftsman to get involved. He will usually meet you on site so he too can understand exactly what you want. He will create a perspective drawing which will be delivered with our rough cost estimate.

At this point our in-house interior designer will also get involved. She will be there to help you personalise your home with a colour scheme and finishes schedule that will be specific to your needs and desires. It is important to note that this help will continue throughout the entire build.

Once we receive your approval on these plans, we go ahead and create the formal plans and a fixed price quote to match. Our fixed price quote will only vary 5% from the rough estimate.

This price on our fixed price quote is the finished price with no hidden fees, charges or extras. Of course, if you make changes to the plans along the way, we will advise of any additional costs that will be incurred.

Step Three – Creating your dream home

Upon your approval of the plans and signing of the contract, we request a 5% deposit so that we can get started with managing the council approvals. You can expect your build to commence within 10 days of those council approvals coming through. Then, within 3-4 months we will be handing you the keys and you will be starting your new life in your new custom-built home.

Payment milestones

We request regular payments from you as the build progresses. Our payment milestones are as follows:

  • Contract signing – Deposit 5%
  • Base Stage 10%
  • Frame stage 15%
  • Enclosed stage 35%
  • Fixing stage 20%
  • Practical Completion 15%
  • Handover of the property
